Position Title: Lead Maintenance Mechanic

Job Description:
This position involves the performance of semi-routine and diversified
duties in connection with repairs to and maintenance of buildings and
grounds requiring many skills found at the journeyman level, such as
carpentry, plumbing repairs, electrical and painting work. The employee is expected to be skilled in repairing such items as plumbing and heating
valves and pipes, electrical appliances, windows, doors, and mechanical
equipment. This position includes responsibility for parts inventory,
supervising maintenance personnel, and working closely with management staff to ensure that work of the maintenance department meets management’s expectations.

Reports To:
Executive Director
Primary Functions (may/may not perform all of the following duties):
1. Understand and practice safety measures in all aspects of duties.
2. Respond to work order requests and call in work orders when
deficiencies are observed.
3. Alternate being on call with other maintenance staff for one week at a
time to respond to emergency requests from tenants that occur after
normal working hours.
4. Supervise maintenance department employees.
5. Repair plumbing fixtures and pipes, such as toilets, sinks, drains,
valves, and controls.
6. Dig ditches and holes up to 2’ deep to uncover leaks and repair leaks
to pipes and valves.
7. Repair/replace electrical switches, outlets, lighting fixtures, circuit
breakers, fuses, etc.
8. Repair burner controls, switches, rewire electric ranges, and perform
minor electrical work on refrigerators.
9. Repair windows, screens, doors, door frames, locks, and mailboxes.
10.Troubleshoot HVAC problems and make repairs.
11.Patch holes in drywall and paint.
12.Repair alarm systems, including controls.
13.Repair mechanical equipment, such as snow blowers, hedge clippers,
and other pieces generally used by the maintenance staff.
14.Check condition of boiler rooms, maintain the boiler room in
satisfactory condition.
15.Repair, replace, and install floor tile, carpeting, etc.
16.Inspect work performed by outside contractors for quality control.
17.Work with modernization staff to identify property needs.
18.Accept responsibility for parts inventory and requisition materials as
needed. Coordinate with management to ensure accuracy of inventory
records.
19.Assist in moving heavy objects, such as refrigerators, stoves, etc.

Secondary Functions:
1. Attend training sessions and learn new procedures as required.
2. Perform other related duties as required.
Qualifications and Experience:
1. Must have a valid Illinois driver’s license and proof of insurance.
2. Must have own transportation.
3. Must possess adequate supervisory skills.
4. Thorough knowledge and proficiency in plumbing, electricity,
heating, carpentry, painting, and mechanical equipment relative to
maintenance and repair of buildings and grounds.
5. Ability to perform heating, plumbing, and electrical repairs.
6. Skilled in tools, materials, and methods to be used in a wide range of
building maintenance work.
7. Ability to perform complicated building tasks independently.
8. Knowledge of occupational hazards and safety measures.
9. Ability to follow oral and written instructions.
10.Ability to maintain acceptable working relationships with coworkers.
11.Ability to relate well with tenants, management, staff, and public.
12.Ability to operate a utility tractor, utility vehicle, and other power
equipment.
13.Ability to operate motorized vehicles.
14.Ability to organize and plan daily workloads and direct the work of
others.
15.Ability to operate a computer and to file necessary reports via
computer programs as required for smooth operation of the
department.

Physical Requirements:
1. Ability to lift heavy objects up to 75 pounds.
Environmental Requirements:
1. May be required to work under hazardous and adverse conditions such
as sleet, snow, heat, cold, dust, dirt, cramped quarters, and high
places
